"Does replacing windows actually pay off?" is one of the most common questions we hear. The honest answer: it depends on the condition of the windows you're replacing, and how well insulated the rest of the building is. We explain what really determines your savings, so you can estimate it for your own home.
Where heat loss through old windows comes from
In a typical single-family home with no thermal upgrade, windows are responsible for anywhere from just over ten percent to as much as 25-30% of the building's total heat loss - depending on how much glazed area there is relative to wall area. An old window with a Uw coefficient around 2.6-3.0 W/(m²K) can lose two to three times as much heat as a modern window at Uw 0.9-1.1 W/(m²K). What really determines how much you save
1. The gap between old and new Uw values
The bigger the gap between your old and new windows' parameters, the bigger the real saving. Replacing 1990s windows (Uw around 2.6-3.0) with a modern 6-7 chamber system (Uw around 0.9) has a far bigger effect than replacing 10-year-old windows with the newest models.
2. Glazed area relative to the building's size
A house with large glazing (big windows, glazed terraces) will feel the effect of replacement more strongly than a building with few small windows - because windows account for a larger share of its total heat loss.
3. How well-insulated the rest of the building is
If the walls, roof and foundations are poorly insulated, heat loss through those elements can simply "dominate" the effect of replacing just the windows - the saving will feel smaller as a percentage of the total bill, though it's still real in absolute terms. Window replacement works best either as part of a broader thermal upgrade, or in a home that's already well insulated apart from the windows.
4. Heating method and energy price
The more expensive your energy source, the faster you'll feel the saving in your actual bill from lower heat consumption - the percentage of energy saved is similar regardless of the heating source, but its value on the bill varies with price.
How to estimate your potential saving yourself
The simplest method is comparing Uw values: if your current windows have a Uw around 2.6 and the new ones will have a Uw around 0.9, the theoretical drop in heat loss through the windows themselves is roughly 65%. To translate that into a real saving on your total heating bill, you also need to factor in what percentage of the building's total heat loss the windows accounted for beforehand (see points 2 and 3 above) - it's worth leaving the precise calculation to an energy auditor if you want an exact figure.
Effects that are hard to put a number on, but are real
Beyond the saving on bills, replacing old windows improves thermal comfort (fewer "cold zones" near windows in winter), reduces outside noise, and eliminates the risk of condensation or mould around leaky frames - benefits that don't show up on a heating invoice but genuinely affect how comfortable a home feels.
